The first two weeks on the market get the most attention a listing will ever have. If the price is too high, the buyers who would have loved your home scroll past it, and by the time the price drops, the listing looks stale.
Start with closed sales
A good list price starts with closed sales, not asking prices. Look at homes that sold recently near you with a similar size, age, condition and features such as a pool, a garage or a water view. Then look at what you are competing against today, because buyers will tour your home and the alternatives in the same afternoon.
Adjust for what makes your home different
An updated kitchen, a newer roof, impact windows or a lot that backs to a preserve all move the price, and they also belong in your listing description.
Look at net proceeds
Concessions, repairs and closing costs all come out of the final number. When you see the whole picture, choosing a list price, and later choosing between offers, gets much easier.
