Rentals

Find a rental that fits, or lease with confidence

Good rentals in Miami and Broward lease quickly, and both sides lose when an application is incomplete or a lease is vague. Elizabeth works for tenants and for property owners.

Why it matters

Where rentals go wrong

  • Good units go fast

In an active market the first complete application often wins, not the first person who toured.

  • Incomplete applications

Missing pay stubs, ID or consent forms cost days while someone else signs.

  • Association approvals

Condo and HOA communities often add their own application, fee and approval timeline.

  • Vague leases

Deposits, repairs, renewals and move-out terms need to be written down before the keys change hands.

What Elizabeth helps with

Rental help for tenants and owners

  • Rental searches

Matched to your budget, area and move-in date, with listings sent as they come up.

  • Application preparation

Help putting together an application that landlords and associations say yes to.

  • Rental pricing

Your unit priced against current comparable rents, not a guess.

  • Listing and marketing

Your property listed and marketed to reach qualified tenants quickly.

  • Applicant screening

Screening coordinated so the decision is quick and well documented.

  • Lease and move-in

Lease terms finalized, deposits handled and the move-in coordinated.

The process

How a rental comes together

  1. Step 1

    Needs and budget

Tenants share what they need. Owners share the property and their goals for it.

  2. Step 2

    Search or list

Matching rentals sent to tenants, or the owner's unit priced and listed.

  3. Step 3

    Application and screening

Complete applications prepared and reviewed so the decision is quick.

  4. Step 4

    Lease and move-in

Lease terms finalized, deposits handled and keys handed over.

Questions

Rental questions

Most landlords and associations ask for proof of income, such as recent pay stubs, an offer letter or bank statements, along with a photo ID and permission to run credit and background checks. Digital copies you can send the same day make the difference.

Often, yes. Many associations have their own application, fee and approval timeline, which can add days or weeks before move-in. Elizabeth asks about it early so it does not hold you up.

Against current comparable rents in the building or neighborhood, adjusted for the unit's condition, finishes and what is included. The goal is a price that leases quickly to a qualified tenant.
