Pre-construction

Buy into new developments early, with someone reading the fine print

Pre-construction condos and homes can offer early pricing and the pick of floor plans, but the contract runs on the developer's terms. Elizabeth helps you compare projects and understand each deposit structure before you commit.

Why it matters

What the sales gallery does not tell you

  • Deposit schedules

Deposits are collected in stages. You should know how much is due, when, and where it is held.

  • Completion dates

Estimated dates move. The contract says what happens when construction runs late.

  • Assignment and rental rules

Whether you can assign the contract before closing, and whether rentals are allowed once the building is finished.

  • Specifications

Finishes in the contract can differ from the model unit. They are compared before you sign.

What Elizabeth helps with

Help with a pre-construction purchase

  • Project comparisons

Developments across South and Central Florida compared on location, developer track record, pricing and deposits.

  • Floor plan and unit selection

Guidance on floor plans, views and unit position before you reserve.

  • Deposit and contract review support

The deposit schedule and contract terms walked through before you sign. Elizabeth does not give legal or tax guidance and will point you to a professional when you need one.

  • Investor and end-user strategies

Live in it, rent it or resell it: the goal decides which projects make sense.

  • Construction milestone updates

Progress tracked from reservation through construction.

  • Walkthrough and closing

The final walkthrough and closing coordinated when the unit is finished.

The process

From reservation to closing

  1. Step 1

    Goals and budget

Live in it, rent it or resell it. Your goal decides which projects make sense.

  2. Step 2

    Project shortlist

Developments compared on location, developer track record, pricing and deposits.

  3. Step 3

    Reservation and contract

Unit selected, reservation placed and contract terms reviewed before you sign.

  4. Step 4

    Build to closing

Milestones tracked through construction to the walkthrough and closing.

Questions

Pre-construction questions

The developer's track record, the deposit schedule and where deposits are held, the estimated completion date and what the contract says if construction runs late, whether the contract can be assigned, whether rentals are allowed once the building is finished, and how the estimated association fees were calculated.

Yes. Whether you plan to rent the unit or resell it, the goal decides which projects make sense, and the rental and assignment rules of each building are checked before you reserve.

Across Miami, Broward, West Palm Beach and Orlando. A lot of Miami's new inventory is pre-construction, and West Palm Beach and Orlando have active new-development areas too.

From reservation to closing it follows the construction schedule, often one to three years for a condo tower. Deposits come due in stages along the way, and the final walkthrough happens when the unit is finished.
